Bell Properties is proud to bring our residents a stellar level of Renters Insurance coverage from our preferred partners (ePremium and LeaseTrak), to protect personal belongings, due to fire, theft, or accident. 

Renters insurance is PER HOUSEHOLD; One policy per household, with each adult resident named on the policy.

Bell Properties is proud to bring our residents a stellar level of Renters Insurance coverage from Lease Track, to protect personal belongings, due to fire, theft, or accident.  

Now there's an easier way to obtain coverage and to provide it to us, right inside your tenant portal.  This option exists for Residential Tenants only.  Commercial clients will need to follow the outlined process for commercial general liability policies. 

RENTERS INSURANCE:  All tenants must carry renters insurance and have proof of insurance, at time of move in (confirmed 4 days prior to possession).   Policies can be initiated inside your tenant portal, any confirmed renters policy is acceptable.     
  • Our Community requires all insurance carriers to list Bell Properties - 440 E. Huntington Dr., Ste 300, Arcadia, CA 91006, as an "Additional Insured" on the Declaration page and that the insurance company will notify the community in the event of a cancellation or change in policy status.

ALL BELL TENANTS & RESIDENTS ARE REQUIRED TO CARRY AND KEEP AN ACTIVE/EFFECTIVE RENTERS POLICY THROUGHOUT YOUR TENANCY.  Renters insurance is PER HOUSEHOLD; One policy per household, with each adult resident named on the policy

1. Residents must maintain and provide proof of coverage for a minimum of $100,000.00 in legal liability protection prior to move in. This is to protect the property and resident from damage to the Landlord's property to include damage caused by Water, Fire, Smoke and Explosion. 

2. Our Community requires all insurance carriers to list Bell Properties - 440 E. Huntington Dr., Ste 300, Arcadia, CA 91006 as an "Additional Insured" on the Declaration page and that the insurance company will notify the community in the event of a cancellation or change in policy status. 

3. WATER COVERAGE MUST BE PROVIDED FOR NEGLIGENT RESIDENT-CAUSED DAMAGE TO THE INSURED’S UNIT OF POSSESSION AS WELL AS ADJACENT UNITS DAMAGED DUE TO THE INSURED’S NEGLIGENT ACTIONS. (i.e. If I accidentally overflow my bathtub, will this policy cover the damages to my unit and adjacent units?)

Landlords are not responsible for acts of theft or natural disaster and renters insurance will help protect you and your belongings.   If Renters Insurance lapses, tenants will be billed $20 per month (or any portion of a full month) until it's reinstated.  Lapses of renters insurance is also a violation of your lease and may be grounds for non-renewal or breach.
