We’re excited to welcome you to your new home. Please use the checklist below as a guideline for a seamless introduction to your rental property:
FIRST MONTH’S RENT & SECURITY DEPOSIT
We require your first month’s rent and security deposit at the lease signing. Your security deposit will be held as collateral throughout the duration of your lease.
MOVE-IN DATE & INSPECTION
We will schedule your official move-in date at the lease signing. If necessary, an inspection will also be scheduled at this time.
UTILITIES
All utilities must be placed in your name. To prevent a potential outage, be sure to place accounts under your name as quickly as possible. We recommend calling the utility companies five days before taking occupancy. We've partnered with Citizen Home Solutions (for our residential tenants), and you can begin to transfer all utilities with one easy form: http://myfreeconnection.com/bellproperties/
RENTERS INSURANCE
All renters are required to carry renters insurance with Bell Properties listed as additional insured, and provide proof prior to move in. Renters insurance is very affordable and will likely cost less than $20 a month. We've partnered with ePremium insurance, for complete coverage, and easy policies that can ensure you're protected. PET SCREENING
All tenants are required to click through the pet screening. Whether you own a pet, no pet or a service animal, this step is required prior to lease signing.

Prior to moving in, we require confirmation of utility transfer and your renters insurance policy. Please complete the form (at the bottom of the page), to send us your utility and insurance details.

Move-out Checklist
All good things must come to an end. While we’re sad to see you go, this move-out checklist should prove useful as you prepare to leave your Bell Properties rental.
NOTICE OF INTENT TO VACATE If you wish to leave your residence, you’ll need to refer to the terms outlined in your lease. Certain fees may apply if you choose to break your lease. Please be sure to provide written notification of us your intent to vacate the premises, respecting the timeline in your lease. Click here to complete the 30 day notice to vacate your property.
PROPERTY CONDITION You are responsible for returning your property to rent-ready condition. This includes addressing the following elements:
Rental Cleaning: Your unit must be thoroughly cleaned and sanitized. Please pay special attention to the kitchens and bathrooms, wiping countertops, cabinets, and appliances. You also need to vacuum and shampoo carpeted areas, wash windows, and remove all refuse from the property. Any garbage left behind may result in an additional fee. Landscaping & Outdoor Areas: You must also return your outdoor living space to its original condition. Please ensure you’ve addressed all landscaping responsibilities, including mowing the lawn, weeding flowerbeds, and replacing old lightbulbs. Repairs: Please be sure to address any damage that has occurred during your stay. This includes patching holes left from nails and screws, replacing lightbulbs, and painting, where necessary. If your residence has substantial damage, contact our offices for assistance.
REMEMBER it's your responsibility to have the carpets professionally cleaned before you turn it over to us.
SECURITY DEPOSIT We will return your security deposit to you as quickly as possible. Please note, any fees, back rent, and repair costs will be deducted from the security deposit.
Remember, you cannot use your deposit as your final month’s rent. If you fail to pay rent for the last month of your stay, your delinquency will be reported to the appropriate credit bureaus. We may also pursue legal action for back rent owed.
