PAYMENT OPTIONS, for BELL PROPERTIES RESIDENTS

As your new property management team we would like to welcome you into your home and thank you for choosing to work with us. The purpose of this short letter, is to reiterate the payment methods available to you, and ensure that payments are received by the 1st of every month. Payments are considered late after the 4th and additional fees will apply. Going forward, it’s important that you abide by the terms of your lease. 

Important reminder:  Review your lease contract, to understand how payments are allocated when you have past due charges.  

Free Payment Options: 

Pay Online, using your bank account.  

You can pay your bill directly from your bank account using your resident portal account. Your payment will be securely transmitted. Residents with checking or savings accounts can use this program.

We’ve contracted with a payment agent to process bank account payments on our behalf and to ensure the safety and security of your transaction.

This program creates an authorized check from your bank account with the information you provide. This eliminates the responsibility of writing and mailing a payment to us. For your protection, the program is encrypted.


Convenient Payment Methods, with a service fee: 

WIPS:  Walk in Payment System, We make it easy to stop off and pay with cash at thousands of locations nearby.  Use our convenient payment partner WIPS at Ace Cash Express & many other locations, throughout LA & nationwide.   Ask your property manager for your WIPS account number and details.  Bell Properties, Inc does not accept cash at the office or by mail.  There is a fee to utilize this optional payment service.      

Pay your rent by check or money order, by mail or dropped off to our office.  The fee for paying by money order or check; (either mailed or dropped off) is $9.95, please include this in your rent payment or you will be billed for this amount.  Please check your lease for terms and conditions. 

Credit Cards: Residents have the option to pay by Visa, MasterCard, or American Express. The first step is to add your payment account details. You will need your card information handy. Once a payment account is set up, you can use it to make payments on your account.

We’ve contracted with a payment agent to process credit card payments on our behalf and to ensure the safety and security of your transaction. The payment agent charges a service fee of 2.95%. per credit card transaction. The service fee covers bank, payment agent, and processing network fees to ensure the safety and security of your transaction. Please understand your property management company does not receive any portion of these fees. The service fee will not display on your ledger. Service fee is non-refundable.

You should allow three banking days for payment to be withdrawn from your account.

Debit card payments

We’ve contracted with a payment agent to process debit card payments on our behalf and to ensure the safety and security of your transaction. The payment agent charges a service fee as per your payment amount. For payments up to $999.99 the service fee is $3.95. For payments greater than $999.99 and up to $1,999.99 the service fee is $4.95. For all payments greater than $1,999.99 the service fee is $9.95. The service fee covers bank, payment agent, and processing network fees to ensure the safety and security of your transaction. Please understand your property management company does not receive any portion of these fees. The service fee will not display on your ledger. Service fee is non-refundable.
