Payment Options


As your new property management team we would like to welcome you into your home and thank you for choosing to work with us. The purpose of this short letter, is to reiterate the payment methods available to you, and ensure that payments are received by the 1st of every month. Payments are considered late after the 4th and additional fees will apply. Going forward, it’s important that you abide by the terms of your lease. 

Important reminder:  Review your lease contract, to understand how payments are allocated when you have past due charges.  

Free Payment Options: 

Pay Online, using your checking account.  You can easily pay online using your checking account, with no fee!  To access your portal, we need your email, telephone numbers and other important contact details. If you’d like to set up online payment please contact us by email (

Convenient Payment Methods, with a service fee: 

CashPay, We make it easy to stop off and pay with cash at thousands of locations nearby.  Use our convenient payment partner CashPay Community Payments, at Ace Cash Express & many other locations, throughout LA & nationwide.   For information on using this option, obtain your Cash Pay Account Number, by contacting your property manager at For CashPay Locations, Click Here This is the only method of paying by cash. Bell Properties, Inc does not accept cash at the office or by mail.  The fee for utilizing CashPay is just $4.00.   

You can also pay by phone, by PayLease;  To make a payment or ask questions about using CashPay at Walmart and other Cashpay locations, Call 866-729-5327.  

Pay your rent by check or money order, by mail or dropped off to our office.  The fee for paying by money order or check; (either mailed or dropped off) is $7.95, please include this in your rent payment or you will be billed for this amount.  

Pay your rent by credit card using our online tenant portal, or the app. To set up online payment please contact us by email ( The cost of paying by credit card is 3.20% of your rent. 

Remember to download and install the free resident/tenant app, 'RM Resident' (our company ID is bellprop), to perform maintenance issue requests, payments and more, from your phone, tablet or iPad.  With rmResident, you can make and view payments digitally, create maintenance requests virtually, and connect with management in a matter of moments.
